Fluxo started because we couldn't find a tool that actually understood how UK buy-to-let works. So we built one.

The problem we set out to solve

Most UK landlords manage their portfolios with a combination of Excel spreadsheets, Google Drive folders, WhatsApp messages to contractors, and sticky notes. It works — until it doesn't.

A gas safety certificate expires without anyone noticing. A tenant falls into arrears and it's not spotted for three weeks. The accountant asks for an annual P&L and it takes a weekend to compile. A maintenance job gets logged in a text message and then lost.

We built Fluxo to solve all of this in one place.

What we believe

Property investment is a business. It deserves business-grade tools — not repurposed spreadsheets and sticky notes.

Landlords in the UK manage billions of pounds of property with tools built for other purposes. Fluxo is built specifically for the UK buy-to-let market — with compliance requirements, AST tenancy structures, deposit protection schemes, and HMRC tax rules baked in from day one.

Our principles

Simple over clever

Every feature in Fluxo has to earn its place. We don't add complexity for its own sake. If a landlord with five properties can't use it on day one without a tutorial, we've failed.

Data stays yours

Your property data, tenant information, and financial records belong to you. We don't sell data, we don't use it for advertising, and you can export everything at any time.

UK-first

We're not a US product trying to work in the UK. Fluxo is built for Section 21, ASTs, deposit protection schemes, EPC requirements, HMO licensing, and HMRC's specific rules for landlords.

The team

We're a small team based in the UK. Some of us are landlords ourselves. All of us have spent time understanding the specific pain points of managing a UK property portfolio.
