Check all adult occupants have the right to rent in England. Keep copies of documents.

Renew gas safety certificate every 12 months. Give new certificate to tenant within 28 days.

Keep structure, exterior, heating, hot water, and electrical systems in working order.
Landlord insurance maintained
Keep valid landlord insurance including buildings cover throughout tenancy.
