These Terms of Service ("Terms") govern your use of the Fluxo platform at fluxo-os.com. By creating an account or using Fluxo, you agree to these Terms. Please read them carefully.
1. The service
Fluxo provides a property portfolio management platform for UK landlords. This includes tools for tracking properties, tenants, rent, documents, maintenance, compliance, and finances.
We provide Fluxo as a software-as-a-service (SaaS) product. You access it via a web browser — no software installation is required.
2. Accounts
You must be at least 18 years old to create a Fluxo account. You are responsible for keeping your login credentials secure and for all activity under your account.
You must provide accurate information when creating your account. You may not create an account on behalf of someone else without their permission.
3. Subscriptions and billing
Fluxo is offered on a subscription basis. Prices are shown on our pricing page and are in GBP inclusive of VAT where applicable.
Your subscription renews automatically at the end of each billing period. You can cancel at any time from your account settings. Cancellation takes effect at the end of your current billing period — we do not offer prorated refunds for unused time.
We reserve the right to change our pricing with 30 days' notice to existing subscribers.
4. Free trial
We offer a 14-day free trial with no credit card required. At the end of the trial, you will need to subscribe to continue using the service. Your data is retained for 30 days after the trial ends if you do not subscribe.
5. Your data
You own all data you enter into Fluxo. We do not claim any ownership over your property records, tenant data, financial records, or documents.
You grant us a limited licence to store and process your data solely to provide the service to you. We do not use your data for any other purpose.
You can export your data at any time. If you close your account, your data is deleted within 30 days.
6. Acceptable use
You agree not to:
- Use Fluxo for any unlawful purpose
- Upload content that infringes third-party rights
- Attempt to access another user's account or data
- Reverse engineer, decompile, or attempt to extract our source code
- Use automated tools to scrape or extract data from the platform
- Resell or sublicence access to Fluxo without our written permission
7. Disclaimer
Fluxo is a management tool, not a source of legal, financial, or tax advice. Always consult a qualified professional for advice specific to your situation.
We provide compliance reminders and financial summaries as a convenience. We make no warranty that these are complete, accurate, or up to date with current UK legislation. You remain responsible for ensuring your properties comply with all applicable laws and regulations.
8. Limitation of liability
To the maximum extent permitted by UK law, Fluxo's total liability to you for any claims arising from your use of the service shall not exceed the amount you paid us in the 12 months preceding the claim.
We are not liable for indirect, incidental, or consequential losses including lost profits, lost data, or business interruption.
9. Availability
We aim to maintain high availability but do not guarantee uninterrupted access. We may carry out maintenance that temporarily affects availability, and we will endeavour to give advance notice where possible.
10. Changes to the service
We may add, change, or remove features at any time. For significant changes that materially affect your use of the service, we will give reasonable advance notice.
11. Termination
You may close your account at any time. We reserve the right to suspend or terminate accounts that violate these Terms, with notice where appropriate.
12. Governing law
These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
